Licensing depends on your state and your role. The Bureau of Labor Statistics notes that real estate managers who buy or sell property need a real estate license, and many states require a property management license or a real estate broker's license for managing property for others. • Certified Apartment Manager (CAM) from the National Apartment Association Education Institute: at least 12 months of on-site property management experience, 40 hours of coursework and a proctored exam, renewed each year with continuing education.
• Accredited Residential Manager (ARM) from the Institute of Real Estate Management: an early-career certification for residential managers, earned through two courses (including ethics) and a certification exam.
• Certified Property Manager (CPM) from the Institute of Real Estate Management: an advanced credential for experienced managers, with a set of courses, a capstone and a qualifying experience requirement.
• State real estate or property management license, where your state requires one for your role: list the license type and the issuing agency.

Credential: the CAM with its issuing body and 2024, near the top.

Current job: five bullets that read like an owner's report. Scope and budget ($3.1 million), occupancy and a 4 percent rent increase, renewals from 48 to 61 percent, delinquency from $38,000 to $11,000, and $74,000 saved against budget.

Earlier jobs: one line each. As assistant manager she handled about 45 move-ins a month for 310 units; as a leasing consultant she had the best closing rate (38 percent) on a team of 4. Together they show she has done the jobs of the people she will lead.

Education and skills: her business degree, then eight skills including fair housing and the two systems most large managers use.

• No unit count or budget. A 40-unit building and a 400-unit community are different jobs. Give units, properties, team size and budget.
• Only resident service. Kindness to residents matters, but owners hire for occupancy, collections and expenses. Put those numbers first.
• Leaving out maintenance. Unit turns, work order times and capital projects are half the job. Show you can run the physical side too.
• Vague licensing. If your state requires a license for your role, state it plainly with the agency. If you do not need one, do not imply that you hold one.
• Generic software lines. Property management software tells a Yardi company nothing. Name every system you have used.
