Name the kind of lending in your headline

Loan officer covers several jobs: residential mortgage, commercial lending, consumer loans at a bank, and small business lending. Say which one, and add your licensing status for mortgage roles, for example Mortgage Loan Officer, Licensed in Idaho and Oregon. Include your NMLS ID if you have one; it is public and lenders use it to look you up.

Give your yearly funded volume, the number of loans, the loan programs or credit types you know, and where your business comes from. A hiring manager at a lender reads these figures the way a sales manager reads quota attainment. Finish with the job and company type you want.

Mortgage employers must confirm your NMLS status before you can take an application. List each state license with the state agency and year. Licensing for mortgage loan officers

Under the federal SAFE Act, anyone who takes a residential mortgage loan application or offers or negotiates its terms for pay must be licensed or registered as a mortgage loan originator, as NMLS explains. Which one you need depends on your employer. Loan officers who do only commercial or consumer lending, with no home loans, are outside these rules. As of September 2026, the main requirements are:

  • State license (for lenders and brokers that are not banks or credit unions): at least 20 hours of NMLS-approved pre-licensure education, including federal law, ethics and nontraditional mortgage lending, a passing score of at least 75 percent on the SAFE MLO Test, a criminal background check with fingerprints, and a credit report. Many states add their own education hours, and each state agency issues its own license.
  • Annual continuing education: state-licensed originators complete at least 8 hours of NMLS-approved continuing education each year, plus any state-specific hours, to renew.
  • Federal registration (for employees of banks, credit unions and other federally regulated institutions): registration through NMLS with a background check, but the SAFE Act does not require the test or the approved education. Moving to a non-bank lender means earning a state license.
  • NMLS ID: every licensed or registered originator gets one, and anyone can check it on NMLS Consumer Access, the free public lookup. Put yours on your resume.

Mistakes that cost loan officers interviews

  • No production figures. A loan officer resume without funded volume and loan count is the first thing a sales manager sets aside. Give yearly numbers, and your rank if it is good.
  • Unclear licensing status. Registered and licensed are not the same. Say which you hold, in which states, and include your NMLS ID so it can be checked.
  • Only sales, no quality. Lenders worry about files that fail underwriting or loans that default early. Add at least one bullet on approval rate, time to close or clean audits.
  • Mixing up processor and originator work. If you are moving up from processing, describe the borrower contact and loan structuring you did, not only the paperwork.
  • Leaving out referral sources. An employer hiring an experienced loan officer is partly hiring the relationships. Say how many agents, builders or financial planners refer to you.
